I'm listening."

"You got quiet."

"I was thinking about something."

"Is everything okay?"

I looked toward the folder on the table.

The original agreement was inside it.

So were the receipts for the roof, the furnace, and the taxes.

I could have told her that everything was fine.

It would have been easy.

I had said those words to her many times before.

"There's something about the house that your father and I are working through," I said.

She paused.

"What kind of something?"

"Financial and practical things. We have an agreement that needs to be reviewed, and we've started doing that."

"Is Dad in trouble?"

The question came quickly.

I could hear the worry in it.

"No one has asked you to fix anything," I said. "And I don't want you to feel responsible for what happens between us."

"But is he in trouble?"

I took a slow breath.

"I think your father and I need to be honest about what the house has cost and who has been responsible for paying those costs."

She was quiet.

I did not rush to explain every detail.

That was the old habit returning.

I wanted to fill the silence before she could imagine something worse.

Instead, I let her have a moment to think.

"Did something happen?" she asked.

"No single thing happened. It's been building for a long time."

"Why didn't you tell me?"

I closed my eyes.

There it was.

The question I had spent years trying to avoid.

"I thought I was protecting you," I said.

"From what?"

"From having to worry about the house. From feeling caught between your father and me."

She breathed out softly.

"Mom, I didn't even know you were paying for things."

"I know."

"I thought Dad handled all of that."

"I know, sweetheart."

The words hurt more than I expected.

Not because Brittany had misunderstood.

Because I had helped create the misunderstanding.

I had paid quietly.

I had refused to mention the bills.

I had watched her enjoy the security I wanted her to have and told myself the secrecy was part of the gift.

I had never asked whether she would have preferred to understand the truth.

"I don't want you to think you did anything wrong," I told her. "You were living your life. The adults were responsible for the agreement."

"But you were paying for the house?"

"Some of it. More than I expected to pay."

"How much more?"

"I don't want to give you numbers before your father and I finish reviewing everything."

She accepted that answer, though I could tell she wanted more.

"Are you angry with Dad?"

I looked at the notebook again.

There were several answers I could have given.

I was angry about the missed payments.

I was angry about the repairs I had covered without discussion.

I was angry that I had allowed the situation to continue because I feared the consequences of changing it.

But anger was not the only thing I felt.

"I've been frustrated," I said. "And I've been disappointed. But I'm trying to deal with the facts rather than turn this into a fight."

"Are you going to make him leave?"

"No decision like that has been made."

The answer was honest.

It was also incomplete.

The truth was that I did not yet know what options were available or what would be fair.

I did not want to promise Brittany that nothing would change.

I did not want to frighten her with possibilities that might never happen.

"We're reviewing the agreement," I said. "We'll work out what needs to happen next."

She was quiet again.

"I wish you'd told me sooner."

I leaned against the counter.

"So do I."

That was the first time I had said it aloud.

I had spent years defending my silence as an act of love.

Now I could see how much of it had also been fear.

I had feared that Brittany would feel guilty.

I had feared that she would become angry with her father.

I had feared that she would see me differently if she knew how much I had done.

And perhaps I had feared that, once the truth was spoken, I would have to stop pretending I could keep everyone comfortable.

"I didn't want you to feel like you owed me anything," I said.

"I don't think that way about you, Mom."

"I know. But I didn't want the house to become something you felt you had to repay emotionally."

She made a small sound that might have been a sigh.

"I understand why you did it. I just wish I hadn't been the last person to know."

I could not argue with her.

She was not asking to be put in charge.

She was asking why I had decided, without consulting her, that ignorance was the kindest thing I could give her.

"I should have been more honest," I said.

"Maybe."

Her answer was gentle, but it did not excuse me.

We talked for a little longer.

She asked whether the house needed major repairs.

I told her the roof and furnace had already been dealt with.

She asked whether she should speak to her father.

I told her that she did not need to carry messages between us.

"If you want to talk to him about how you feel, that's your choice," I said. "But I'm not asking you to take sides."

"Okay."

"And I'm not going to ask you to defend me."

"I wouldn't want to do that anyway."

"I know."

When we ended the call, I stayed at the counter for several minutes.

The tea had gone cold.

I poured it out and made another cup.

I did not feel relieved.

Brittany now knew there was a problem, but she did not know every detail.

That was probably enough for the moment.

I could not undo the years in which I had made decisions about what she should know.

I could only stop treating silence as the automatic answer.

Later that afternoon, I called Kendra.

I told her about the conversation.

She listened without interrupting.

"Do you think I said too much?" I asked.

"You told her there was an issue and that the adults were addressing it," Kendra said. "You didn't ask her to solve it."

"I still feel guilty."

"That doesn't necessarily mean you did something wrong."

I appreciated the distinction.

Guilt had become familiar to me.

I felt it when I paid the bills because I resented paying them.

I felt it when I considered stopping because I feared what that might mean for Brittany.

I felt it when I stayed quiet because I knew I was hiding something.

There had been no version of the arrangement in which I felt entirely comfortable.

Perhaps that was a sign I had been trying to satisfy too many conflicting responsibilities without acknowledging them.

That evening, I opened the folder again.

I reviewed the agreement's restriction concerning the sale, refinancing, and transfer of the property while Brittany was a minor.

I read it slowly.

I had treated that clause as a promise to protect her.

I had not thought enough about how it also limited my options.

I had agreed to the restriction willingly.

I was not angry that I had signed it.

But I needed to understand exactly what it meant now, rather than rely on my memory of what I had intended when the house was purchased.

I added that question to the list for Kendra.

I also wrote down another.

What changes, if anything, when Brittany is no longer a minor?*

I did not assume the answer.

I knew enough not to mistake a phrase in an old agreement for a complete explanation of the legal situation.

I wanted Kendra to review it carefully.

The house had become a collection of things I thought I understood.

The agreement.

The payments.

The restrictions.

The promise that the arrangement was temporary.

Now I was learning that good intentions did not make those things simple.

Before bed, I checked my phone.

There was a message from Brittany.

It was a photograph of the lemon cake she had found at a bakery.

Underneath it, she had written that it was not nearly as good as mine.

I smiled.

Then I put the phone down.

I was still her mother.

I could still share ordinary things with her.

I could still love her without turning every conversation into a discussion about money.

But I no longer believed that love required me to keep every uncomfortable fact hidden.

That night, I slept a little better.

Not because the problem was solved.

Because I had finally allowed one part of the truth to exist outside my own head.

*END PART 14**

Click here to continue reading: PART 15: The Records Had Made My Responsibility Clear, but I Needed to Learn Whether Travis Could Turn His Acknowledgment Into a Real Plan

Brittany called me two days after the meeting.
