Travis could live there with Brittany, make the agreed payments, and the property could be transferred once the required amount had been repaid."

Travis looked at the page.

"I understand that."

"And the restriction on selling, refinancing, or transferring the property while Brittany was a minor was part of that agreement."

"I remember."

I watched him run his thumb along the edge of the paper.

He had remembered the agreement all these years.

That fact bothered me more than I expected.

I had sometimes wondered whether he had forgotten the details.

It would have been easier to believe that he had simply lost track of what we had decided.

But he had not forgotten.

He had allowed the arrangement to become something different while I quietly covered the difference.

"I need to ask you something," I said.

He looked up.

"Do you still think we're following the original agreement?"

He took a breath.

"No. Not exactly."

The answer landed between us.

I had prepared myself for an argument.

I had expected him to point to the payments he had made or remind me of the years he had spent raising Brittany in that house.

I had expected him to tell me I was making too much of the situation.

Instead, he admitted the obvious.

"Then what do you think we're doing?" I asked.

He looked down at the folder again.

"I think we started with a plan, and I kept telling myself I'd get back on track."

"When?"

He rubbed his forehead.

"Every time I thought things were improving, something else came up."

I knew that part of the story.

His business had struggled.

His credit had suffered.

He had worried about losing the house and, with it, the sense of stability he wanted Brittany to have.

Those circumstances had mattered to me when I agreed to help him.

They still mattered.

But they could not explain every year that followed.

"I understand that things went badly," I said. "What I don't understand is why you stopped treating the agreement like something you had to address with me."

He looked at me for a long moment.

"I thought I could fix it before you had to worry about it."

I almost laughed.

Not because it was funny.

Because I had spent years telling myself the same thing.

"I was already worrying about it, Travis. I was just doing it alone."

He lowered his eyes.

Kendra let the silence remain.

I appreciated that she did not rush to fill it.

"I wasn't trying to take advantage of you," Travis said.

"I didn't say you were."

"But that's what this looks like."

I considered that.

The folder could make a person look careless without showing what had been happening inside his life.

It could show missed payments.

It could not show every night he had lain awake wondering how he would pay his bills.

Still, I could not let the difficulty of his life erase the facts of mine.

"I'm not asking you to agree with every feeling I have about this," I said. "I'm asking you to look at what we agreed to and what actually happened."

He nodded slowly.

For the first time, I thought he understood that I was not simply asking for an apology.

An apology might have made me feel better for an afternoon.

It would not tell me what happened next.

Kendra turned to the payment records.

She explained which expenses were directly connected to the property and which needed to be reviewed more carefully under the agreement.

She also reminded us that the documents would need to be examined before anyone made assumptions about what was legally owed or what options were available.

I was grateful for that caution.

I did not want anger making decisions that required careful judgment.

Travis studied the pages.

"I didn't realize you were paying all of these," he said.

"I paid the mortgage when it wasn't covered. I paid the taxes. I paid the insurance. I covered repairs when they couldn't wait."

He glanced at the roof invoice.

"And the furnace."

"Yes."

"I knew about the furnace."

"You knew it needed replacing. I don't think you knew what I paid for it."

He did not answer.

I remembered the cold morning when the old furnace had finally stopped working.

Brittany had been living in the house.

I had imagined her waking up to a cold bedroom, wrapping herself in a blanket, and wondering why her father could not keep the heat on.

I had called the repair company before the house became uncomfortable.

I had told myself that was what a mother did.

What I had not admitted was that Travis had become accustomed to my ability to make problems disappear.

I had become accustomed to disappearing myself in the process.

"There's something else," I said.

Travis looked up again.

"I don't want Brittany caught between us."

"Neither do I."

"Then we need to stop using her as the reason we avoid talking about the house."

He shifted in his chair.

"I never wanted her involved."

"Neither did I. But keeping her out of it cannot mean keeping the truth from each other."

Kendra closed one section of the folder.

She said we did not need to settle everything during one meeting.

We needed to establish what information was complete, what remained uncertain, and what decisions required further review.

That sounded sensible.

It also sounded slower than I wanted.

I had spent years waiting for circumstances to improve.

I did not want another year to pass while we organized our feelings around the same unresolved problem.

"Can we agree on a date to come back with a proposal?" I asked Travis.

He nodded.

"Yes."

"Not just a date to talk again. A date by which you've reviewed the records and considered what you can realistically do."

"I can do that."

I wanted to believe him.

But I no longer wanted belief to be the only thing holding the arrangement together.

We settled on a date.

Kendra wrote it on a sheet of paper and placed it beside the agreement.

The date looked small compared with the years behind it.

Still, it was something specific.

When the meeting ended, Travis gathered his papers carefully.

He did not ask me to cover another expense.

He did not promise that everything would be fine.

For once, he left without offering a comforting sentence that neither of us could measure.

I watched him walk down the hallway.

Then I returned to Kendra's desk to collect the folder.

"How do you feel?" she asked.

I considered giving her the easy answer.

"Better," I said finally. "But not relieved."

"That makes sense."

I carried the folder out to my car.

It rested on the passenger seat while I drove home.

At a red light, I glanced at it.

I had thought putting everything in order would make the situation feel smaller.

Instead, the records had made the full size of it impossible to ignore.

Seven years, three months, and twelve days.

I had given Daniel that number because he had asked how long I had been supporting the house.

Now the number felt less like a measurement of time and more like a description of how long I had allowed myself to postpone a necessary conversation.

When I reached home, I put the folder on the kitchen table.

I made tea.

I opened the notebook where I had begun listing the remaining questions.

I wrote down the date of our next meeting.

Then I added one sentence beneath it.

Do not confuse a promise to discuss the problem with a solution to the problem.*

I stared at the words.

They were not harsh.

They were not generous, either.

They were simply true.

For the first time in years, I let that be enough for one evening.

*END PART 13**

Click here to continue reading: PART 14: I Had Kept Brittany Outside the Financial Trouble for Years, but I Could No Longer Pretend That Silence Had Protected Her From Everything

I used to think the hardest part would be telling Travis that the arrangement could not continue as it had.
