I represent Rowe Capital Holdings.\u201d<\/p>\n<p>I looked at Nora.<\/p>\n<p>\u201cWhy are you calling me?\u201d<\/p>\n<p>\u201cWe need to discuss the property you jointly own with your husband.\u201d<\/p>\n<p>\u201cWhat about it?\u201d<\/p>\n<p>\u201cMr. Carter has defaulted on an obligation secured by the property.\u201d<\/p>\n<p>My mouth went dry.<\/p>\n<p>\u201cWhat obligation?\u201d<\/p>\n<p>\u201cThere are details I can\u2019t appropriately discuss until your identity and representation are confirmed.\u201d<\/p>\n<p>\u201cThen why call?\u201d<\/p>\n<p>\u201cBecause you\u2019re a co-owner, and the matter has reached a stage where formal notice may become necessary.\u201d<\/p>\n<p>\u201cWhat kind of notice?\u201d<\/p>\n<p>A brief pause.<\/p>\n<p>\u201cForeclosure proceedings are one possibility.\u201d<\/p>\n<p>I gripped the countertop.<\/p>\n<p>Nora saw my face and moved closer.<\/p>\n<p>\u201cHow much does Grant owe?\u201d<\/p>\n<p>Samuel gave me the figure.<\/p>\n<p>It was staggering\u2014far beyond the mortgage balance.<\/p>\n<p>\u201cThat can\u2019t be right.\u201d<\/p>\n<p>\u201cI understand this is unexpected.\u201d<\/p>\n<p>\u201cYou don\u2019t understand anything. I expected a receptionist. Her lack of reaction frightened me more than visible alarm would have.<\/p>\n<p>Finally she looked up.<\/p>\n<p>\u201cWhen did you buy the house?\u201d<\/p>\n<p>\u201cEight years ago.\u201d<\/p>\n<p>\u201cOriginal lender?\u201d<\/p>\n<p>\u201cA regular bank.\u201d<\/p>\n<p>\u201cDid you knowingly refinance through Rowe Capital?\u201d<\/p>\n<p>\u201cNo.\u201d<\/p>\n<p>\u201cDid you receive loan proceeds?\u201d<\/p>\n<p>\u201cNo.\u201d<\/p>\n<p>\u201cDid Grant?\u201d<\/p>\n<p>\u201cI don\u2019t know.\u201d<\/p>\n<p>Rachel rotated one document toward me. \u201cThis appears to use the equity in your property to secure a private obligation. The proceeds don\u2019t appear to have reduced your mortgage.\u201d<\/p>\n<p>\u201cThen where did the money go?\u201d<\/p>\n<p>\u201cThat\u2019s one of the first things I intend to find out.\u201d<\/p>\n<p>She pointed to another section.<\/p>\n<p>\u201cYour father signed in a trustee capacity.\u201d<\/p>\n<p>\u201cCan he do that?\u201d<\/p>\n<p>\u201cNot in a way that strips properly documented ownership rights without legal consequences.
