the next morning.

I printed them.

That was unnecessary.

Melissa had long since taught me how to review electronic documents properly, and Raymond preferred spreadsheets that could calculate themselves.

But paper still slowed me down.

I liked that.

A screen encourages scrolling.

Paper encourages stopping.

The proposal was straightforward on the first page.

GreenStone wanted to expand its operation across the rear section of the south yard.

The company had outgrown the existing maintenance sheds and needed room for a larger equipment facility, additional employee parking, and covered materials storage.

The expansion would increase my annual lease income by nearly forty percent.

Ten years earlier, I would have considered the number enormous.

Now I looked first at everything surrounding it.

Term.

Renewal options.

Environmental responsibility.

Insurance.

Restoration obligations.

Who paid property taxes.

Who controlled improvements after the lease ended.

Who could assign the lease if GreenStone sold the division.

Money came fifth.

Maybe sixth.

I smiled.

William would have noticed.

Then I corrected myself.

I noticed.

That was enough.

Raymond called shortly after lunch.

“Initial reaction?”

“Good offer.”

“You value.

Raymond paused.

“That depends on whether we value it as leased industrial land or potential redevelopment.”

“Give me both.”

The numbers surprised me.

Industrial growth had reached the area faster than anyone predicted.

With the existing GreenStone lease, the property was worth substantially more than the six hundred thousand Daniel once estimated.

“How much more?”

Raymond gave me a range.

I sat back.

“That’s absurd.”

“It’s real window.

The south yard had once been William’s backup plan.

If Tyler lost the business, I would still have the dirt underneath it.

Now the dirt had become one of the largest assets in my life.

“What do you want to do?” Raymond asked.

“I don’t know.”

“That is acceptable.”

“I’m took over.

Fresh signage.

Cleaner fencing.

New striping across the parking area.

The operation looked more orderly.

Daniel happened to be
