Participation."

I looked at her.

"For how long?"

"Potentially ten years."

My stomach tightened.

Holt Ridge was eight years old.

"What kind of participation?"

"Percentage of proceeds under certain financed projects."

"We never used them again."

"Directly."

"Meaning?"

Rachel pulled another set of records.

Three later projects had financing intermediaries whose parent ownership traced back, through multiple layers, to entities connected with Daniel Hale.

I stared at the pages.

"He kept financing me."

"Indirectly."

"Without telling me."

"Apparently."

"Did he take money?"

"Yes."

"How much?"

Rachel hesitated.

"Over the years? Rough estimate, four hundred sixty thousand."

Ryan swore quietly.

My mind went blank.

Not because Holt Ridge couldn't survive that number.

Because my company history had been manipulated from outside almost from the beginning.

I had built the work.

Negotiated the deals.

Found properties.

Managed renovations.

Hired people.

Taken risks.

But hidden beneath some of the financing were Daniel's hands.

"How did nobody see this?"

Rachel answered carefully.

"Because each financing source was legitimate on paper."

"So he used real companies."

"Some real. Some layered."

"And my attorney didn't catch it."

Her face tightened.

"Your attorney was me."

The room went silent.

She continued.

"I didn't catch it."

There was no defensiveness.

That made the admission heavier.

"We checked lenders. We checked terms. We did not trace beneficial ownership through every upstream entity because there was no reason to suspect the same hidden person."

I looked down.

"Brooke knew."

"Maybe."

"Daniel definitely did."

"Yes."

"Does this make him part owner?"

"No."

The answer came firmly.

I looked up.

"No?"

"No. These are financing and participation agreements. Ugly ones. Hidden ones. Possibly fraudulent ones. But he does not own Holt Ridge."

Something unclenched slightly.

"Could someone claim otherwise?"

Rachel's expression told me that was the complicated part.

"Someone already has."

She handed me a letter.

The sender was a law firm in Charlotte.

The letter represented Daniel Hale.

My supposedly dead uncle, who had been shot by his own daughter and was recovering under police guard, had apparently found time to challenge Holt Ridge.

I read the first paragraph.

Then the second.

He claimed beneficial economic interest in company-derived assets.

I laughed.

Ryan looked at me.

"What's funny?"

"He gets shot, almost dies, and wakes up litigious."

Rachel didn't smile.

"The timing may not be his."

"What does that mean?"

"The letter was drafted before he was shot."

I looked at the date.

December twenty-third.

Before Christmas.

Before Brooke's arrest.

Before Daniel lost control of anything.

"He was planning this."

"Yes."

"Why?"

"Leverage."

"Against whom?"

"Probably Brooke. Possibly you."

I kept reading.

The letter did not demand ownership of Holt Ridge outright.

It demanded recognition of historic financing participation and a freeze on certain distributions connected to properties Daniel claimed were built from his original capital.

"What properties?"

Rachel showed me the list.

Hawthorne.

Ridgeview Commons.

Cedar Vale.

And my house.

I stopped.

"What does my house have to do with this?"

"Construction financing."

"I paid for this house."

"Mostly."

My voice hardened.

"Mostly?"

Rachel pulled a closing statement.

One temporary construction bridge loan had come through an investment vehicle.

I remembered it.

Short-term financing while another property sale closed.

"It was repaid."

"Yes."

"Then Daniel has no interest."

"Correct."

"Why list it?"

"Pressure."

My chest tightened.

The house wasn't about money.

It was symbolic.

Brooke had seen it on television and realized I had built a life larger than the one she'd been describing to our parents.

Daniel had apparently understood the same thing.

Attack the house.

Attack the proof.

"Can he take it?"

"No."

"Say that again."

"He cannot take your house based on the documents I've reviewed."

I exhaled.

Ryan sat.

"What can he do?"

"Create expensive litigation."

That sounded more believable.

Rachel continued.

"If he argues some early financing involved proceeds of fraud, certain assets could become subject to tracing."

"Even if Miranda didn't know?" Ryan asked.

"Knowledge matters for liability. Tracing can be separate."

"So stolen money could have touched legitimate deals."

"Yes."

I felt sick.

Daniel hadn't merely used my success.

He had contaminated it.

Maybe intentionally.

Maybe as insurance.

A respectable business receiving money that later became disputed was valuable camouflage.

"What do we do?"

"Audit everything."

"Already happening."

"Deeper."

"How deep?"

"Every financing source since inception."

I looked toward Ryan.

He nodded.

No hesitation.

"Do it."

Rachel studied me.

"That could uncover things you don't want."

"I don't care."

"You should."

"I care whether Holt Ridge is clean."

"Good answer."

"It's not an answer. It's the job."

By ten, we had hired an independent forensic accounting firm.

No internal shortcuts.

No quiet adjustments.

No deleting embarrassing mistakes.

Everything would be examined.

If Daniel's money touched projects, we would identify it.

If Brooke rerouted funds, we would identify that.

If Luis profited, Rebecca manipulated, Price skimmed, or anyone else participated, we would document it.

For the first time since the investigation began, the work felt familiar.

Not comfortable.

Structured.

A problem with records.

Dates.

Transactions.

Evidence.

Unlike family, ledgers eventually had to balance.

At noon, Mercer arrived.

He looked tired enough to sleep standing.

"Brooke asked for you."

"No."

He blinked.

"I thought you'd want to know why."

"I do."

"But?"

"But wanting to know isn't the same as going."

That seemed to please him.

"She says she has information about the four-point-eight million."

"Price has information."

"She claims his is incomplete."

"Probably true."

"She also says Daniel Hale lied about what portion is criminal."

"Also probably true."

"Still no?"

I looked at Rachel.

She raised one eyebrow.

I sighed.

"What does Brooke want in exchange?"

"Conversation."

"Only?"

"That's what she says."

"Then she wants something else."

Mercer nodded.

"Probably."

I thought about Mom.

Dad.

Years of conversations where Brooke presented urgency first and terms later.

"No private meeting."

"Agreed."

"Recorded."

"Obviously."

"Attorney present."

Rachel said, "Absolutely."

"And no promises."

Mercer nodded.

"Then I'll listen."

Brooke was being held in a secure county facility while federal charges were still being coordinated.

The room had cinderblock walls and a bolted table.

She entered wearing plain jail clothing.

No makeup.

No jewelry.

No phone.

Without all the things she used to control presentation, she looked younger.

That bothered me.

I reminded myself that vulnerability and innocence were not synonyms.

She sat.

Rachel beside me.

Mercer behind the observation glass.

Brooke looked at my clothes.

"You went to work."

"Yes."

"Of course."

"What do you want?"

She smiled faintly.

"You really can't do small talk."

"Not with you."

Her smile disappeared.

"How's Mom?"

"Safe."

"Dad?"

"Safe."

"Uncle Dan?"

"Alive."

Her face tightened.

That mattered.

"You didn't know?"

"I knew he'd probably live."

"But not for sure."

"No."

I watched her absorb it.

"You shot him."

"It wasn't supposed to happen."

"That doesn't undo it."

"I know."

For once, she sounded tired rather than defensive.

Then she looked at Rachel.

"How much did she find?"

"Ask me."

Brooke's eyes returned to mine.

"How much did you find?"

"Enough."

"That means more than you expected."

"Daniel financed parts of Holt Ridge indirectly."

A small smile.

"Now you know."

"You knew."

"Yes."

"How long?"

"Years."

"Why didn't you tell me?"

She laughed.

"You wouldn't have believed me."

"Try again."

"Fine."

She leaned back.

"Because I liked knowing something about your perfect company that you didn't."

At least that was honest.

"Did you ever think Daniel owned part of Holt Ridge?"

"Not legally."

"Did he tell you he did?"

"He told me he made you."

Anger rose.

"Did you believe him?"

"At first."

"And later?"

She looked at me.

"No."

That answer surprised me.

"Why?"

"Because I watched you."

"What?"

"Work."

She said the word reluctantly.

"I watched what you did. The deals. The projects. The people. Daniel gave you an opening."

"He gave me a hidden problem."

"Both can be true."

I didn't answer.

She continued.

"That's what I hated."

"What?"

"That even after I knew about Hawthorne, I couldn't pretend he built everything for you."

Her voice cracked slightly.

"You actually did the rest."

I sat very still.

This was the closest Brooke had ever come to acknowledging my work.

And I hated how much some small childhood part of me wanted it.

I refused to reward that instinct.

"What information did you bring me here for?"

Her face closed again.

"The four-point-eight isn't all Daniel's."

"We know."

"You don't know how much isn't."

"Then tell me."

"One point six belongs to victims."

Rachel immediately started writing.

"Which victims?" I asked.

"Loan applicants. small businesses. people Daniel manipulated."

"Names?"

"I have them."

"Where?"

"Not here."

"Then this conversation ends."

I stood.

Brooke's expression changed.

"Sit down."

"No."

"Miranda."

"You asked me here to create leverage."

"I can give you the list."

"Then give it."

"I need something."

Of course.

I remained standing.

"What?"

"Don't let Uncle Dan control the narrative."

I stared.

"That's not a legal term."

"He's going to say I stole everything."

"Didn't you?"

"Not everything."

"How much?"

She looked down.

"From the primary account? I moved about nine hundred thousand over two years."

Rachel stopped writing.

"Where?"

"Different places."

"Recovered?"

"Some."

"How much?"

"Maybe five hundred."

"Maybe?"

"Price took some."

"Daniel?"

"Some."

"Rebecca?"

"Small amounts."

"Luis?"

"Different stream."

I sat again.

"Why track two million if you moved nine hundred?"

"Because two million included money I intended to move."

"Not money you had."

"Correct."

"Why inflate it?"

She looked almost embarrassed.

"Because I liked seeing the number."

That answer was so childish it felt more disturbing than sophistication.

"What about the seven-fifty Holt Ridge transfer?"

"Never happened."

"You tried."

"Yes."

"Why?"

"To finish."

"Finish what?"

"Being dependent."

"On who?"

"Everyone."

She laughed bitterly.

"Mom's emergency money. Dad's guilt. Daniel's cut. Price's threats."

"And you thought stealing three quarters of a million from my company was independence?"

Her eyes hardened.

"It was a way out."

"Using money belonging to employees, partners, clients."

"Holt Ridge would've survived."

I leaned forward.

"That's what you told yourself?"

"You had reserves."

"So because I built something stable, it became available to steal."

"You always recover."

There it was.

The core assumption again.

Miranda cleans it up.

"That's not permission."

"I know."

"Do you?"

She looked away.

After a moment, she said, "Now."

The word landed harder than an apology.

I wasn't sure I believed it.

But I heard it.

Rachel asked, "Where is the victim list?"

Brooke looked at her.

"Daniel's second farm."

"What second farm?"

I almost laughed.

"Of course there's another property."

Brooke ignored me.

"Not the Burnsville place. Smaller. Outside Marion."

"Address?"

She gave it.

Mercer confirmed through the glass that officers would verify.

"What else is there?" I asked.

"Original loan files."

"Daniel's?"

"Some."

"Your records?"

"Some."

"Anything involving Holt Ridge?"

"Yes."

My chest tightened.

"What?"

"The first clean transfer."

"What does that mean?"

Brooke looked at me.

"The first time Daniel moved legitimate money into one of your projects after washing it through another company."

Rachel stopped writing.

"When?"

"Six years ago."

"Which project?"

"Cedar Vale."

I remembered Cedar Vale.

Twelve mountain townhomes.

The project that took Holt Ridge from small local operation to serious developer.

"How much?"

"Two hundred thousand."

"Source?"

"Daniel's investment structure."

"Illegal proceeds?"

"Mixed."

Rachel looked grim.

"That can trigger tracing."

"I know."

Brooke watched me.

"This is what he wants."

"What?"

"For you to panic and settle."

"Settle what?"

"His claim."

"Why?"

"Because if you give him a recognized financial interest, he can argue later that his participation was legitimate."

I understood.

Daniel wasn't only attacking Holt Ridge for money.

He was rewriting his own history.

If I acknowledged him as a legitimate financier now, he could use that recognition to sanitize past transactions.

"He wants me to validate him."

Brooke nodded.

"Like you validated the account."

I looked at Rachel.

She was already connecting the same pieces.

"His letter was drafted before Christmas."

"Yes."

"You knew about it."

"Yes."

"Was that part of your fight?"

"Part."

"What did you want?"

"To destroy the documents that connected him to Holt Ridge."

I stared.

"Why?"

"So he couldn't use your company to clean himself."

For several seconds, neither Rachel nor I spoke.

Brooke had tried to steal from me.

She had also, apparently, tried to prevent Daniel from legitimizing his past through my company.

Both could be true.

That complexity annoyed me.

I wanted clean categories.

Victim.

Villain.

Helper.

Thief.

Our family had none.

"Why not tell me?"

Brooke's eyes flashed.

"Because by then I was stealing too."

There it was.

The simplest answer.

Truth would expose her along with him.

"So you protected yourself."

"Yes."

"And called it protecting Holt Ridge."

"Sometimes people do both."

I thought of Dad.

Mom.

Luis.

Everyone.

"Yes."

A guard knocked.

Time.

I stood.

Brooke said my name.

I paused.

"The Marion property has something else."

"What?"

"Proof Daniel forged your signature before I ever did anything."

"On Hawthorne?"

"No."

"What then?"

She looked at me.

"On a document that names you as his successor."

Rachel stood.

"What kind of successor?"

Brooke's expression changed.

"Not heir."

"What?"

"Partner."

My stomach dropped.

"I was never his partner."

"I know."

"Then why create it?"

Brooke's eyes stayed on mine.

"Because if Daniel goes down, he wants somebody respectable standing beside his name."

I understood before Rachel said it.

Scapegoat.

Not beneficiary.

Not successor.

Cover.

Uncle Daniel hadn't only used Holt Ridge to hide money.

He had spent years building documents that could eventually make it look like I knew.

And somewhere at another hidden property was evidence showing exactly how far he'd gone.
