That would have been easier. She sat on the edge of the bed with both hands folded in her lap while tears slid down her cheeks, and every few seconds she apologized for something that had never been hers to apologize for.

“I should have told you.”

I sat beside her. “Yes.”

She looked startled.

I took her hand. “I’m not going to pretend keeping this from me was good. But I want to understand why.”

She stared at our joined hands.

“At first, there was nothing to tell.”

Khloe and Julian really had arrived intending to stay only a few weeks. Julian’s business had collapsed, and their savings were disappearing quickly. Mom had been glad for the company. She cooked for them because she liked cooking. She washed towels because she was already doing laundry.

The boundaries disappeared so gradually that she could not identify the day things changed.

Julian started handling utility bills.

Then he offered to organize her paperwork.

When Mom misplaced her debit card once, he ordered a replacement and kept it so she “wouldn’t lose this one.”

Khloe began answering my video calls first.

Mom laughed nervously. “She said I was terrible with technology.”

I remembered.

Every conversation had seemed ordinary. Khloe would position the phone, remain nearby, and interrupt whenever Mom struggled to hear me.

I had mistaken surveillance for helpfulness.

“Why didn't you tell me during one of our calls?”

“Because Julian said your job was in trouble.”

I frowned. “What?”

“He said the oil contracts were slowing down. He said you were hiding financial problems because you didn’t want me worried.”

None of it had been true.

My contracts had been demanding but stable.

“He told me the money you sent should be saved for you,” Mom continued. “Then he said since you had already bought the house, Khloe and he needed to contribute by managing things.”

“Managing what?”

She gave a helpless little shrug. “Everything.”

Eventually Julian controlled the household accounts. Mom stopped seeing statements. When she asked questions, he produced explanations full of terms she didn’t understand.

Then came the emotional pressure.

If she complained about groceries, Khloe accused her of resenting their presence.

If she resisted chores, Julian reminded her they were “taking care of the property.”

When she threatened to call me, they told her I was already overwhelmed.

The lie about the deed came later.

“Julian said you had transferred ownership into some family arrangement,” Mom whispered. “He showed me papers.”

“Did you read them?”

“I tried.”

“Did you sign anything?”

Her face went pale.

My stomach tightened.

“What did you sign?”

“I don’t know.”

I stood immediately.

She grabbed my hand. “Natalie.”

“It’s okay.”

“No, it isn’t.”

For the first time that evening, anger entered her voice. Not anger at Julian. At herself.

“I should have known.”

I crouched in front of her.

“You should have asked more questions. That’s different from deserving what happened.”

She covered her face.

I let her cry.

Then I called Harrison.

He arrived forty minutes later carrying a leather portfolio and the expression of a man who had already discovered something unpleasant.

Harrison had been Dad’s friend before becoming my attorney. He had handled the purchase, established the account I used for Mom’s expenses, and kept certified copies of every ownership document.

He hugged Mom before discussing business.

Then he spread papers across the small hotel table.

“First,” he said, “the house is safe.”

Mom looked at him.

“Natalie remains the sole legal owner.”

Her shoulders dropped.

“Whatever Julian showed you did not transfer title.”

I asked, “Could she have signed something else?”

“Possibly. We’ll find out.”

He placed a county ownership record beside the deed.

“No liens recorded against the property. No mortgage. No ownership transfer.”

For the first time since finding Mom on the patio, I could breathe fully.

Then Harrison looked at me.

“There’s another issue.”

He had contacted the bank after my call.

Because I funded the family-care account, he had been able to confirm limited information without receiving the complete transaction history.

“The money is moving,” he said.

“What do you mean?”

“Your monthly transfers are arriving. We establish Martha’s wishes. And if people who have no tenancy agreement refuse the owner’s lawful instructions, we let the proper authorities handle it.”

Mom looked frightened again.

“I don’t want anyone arrested.”

“No one is planning that,” Harrison assured her.

I asked the question that mattered more.

“Mom, do you want Khloe and Julian living there?”

She stared at the carpet for a long time.

Finally she whispered, “Not anymore.”

Harrison nodded once.

That was enough.

We spent the next hour gathering what we could.

I forwarded six years of transfer confirmations.

Harrison contacted the bank’s emergency line.

Mom wrote a statement describing how Julian had taken possession of her card and controlled her account.

At 8:17, Harrison received another call.

He listened without interrupting.

Then he looked at me.

“What?”

“The monthly transfers appear to have been redirected into another account.”

“Whose?”

“We need formal confirmation.”

“Harrison.”

He sighed.

“The destination account appears jointly held by Julian and Khloe.”

Mom made a small sound behind me.

I closed my eyes.

My sister had known.

Maybe not everything. Maybe not from the beginning.

But her name was on the account.

I walked to the window.

Austin traffic moved below us in lines of red and white light.

Behind me, Mom whispered, “Please don’t hate your sister.”

I turned.

“This isn’t about hate.”

“What is it about?”

“Stopping it.”

Harrison checked his watch.

At 8:41, we left the hotel.

Two sheriff’s deputies would meet us near the property. A locksmith was already on standby. Harrison carried certified ownership records and the preliminary banking documentation.

Mom stayed at the hotel with a nurse Harrison arranged after seeing her swollen knee.

Before I left, she caught my hand.

“Natalie.”

“Yes?”

“I’m scared.”

I kissed her forehead.

“So am I.”

That surprised her.

“But being scared doesn’t mean we leave things the way they are.”

At 8:58, our cars turned onto the street.

Music carried from the house.

Vehicles lined both sides of the road. Through the tall front windows, I saw guests holding wineglasses beneath the chandelier I had bought because Mom said it reminded her of falling rain.

Harrison stepped out beside me.

The deputies parked behind us.

The locksmith removed his equipment from a van.

I looked toward the patio.

The stones Mom had been forced to scrub gleamed beneath the outdoor lights.

At precisely nine o’clock, Harrison rang the bell.

Julian opened the door.

His smile disappeared when he saw who was standing on the porch.

Click here to continue reading: PART 4: The Dinner Party Fell Silent When My Attorney Opened His Folder and Asked Julian Who Really Owned the House

Mom waited until the hotel-room door clicked shut before she began crying.
